For the Cake:

2 cups all-purpose flour

1½ teaspoons baking powder

1 teaspoon baking soda

1 teaspoon ground cinnamon

½ teaspoon ground nutmeg

½ teaspoon ground ginger

½ teaspoon salt

½ cup unsalted butter, softened

1 cup packed brown sugar

½ cup granulated sugar

3 large eggs

1 teaspoon vanilla extract

1 cup buttermilk

3 cups peeled and diced apples (Granny Smith or Honeycrisp recommended)

1 cup chopped walnuts or pecans (optional)

For the Topping:

¼ cup granulated sugar

1 teaspoon ground cinnamon

½ cup rolled oats

⅓ cup cold butter, cubed

Instructions
 

Preheat the Oven:

    Preheat your oven to 350°F (175°C). Grease and flour a 9x13-inch baking pan.

      Mix Dry Ingredients:

        In a medium bowl, whisk together the flour, baking powder, baking soda, cinnamon, nutmeg, ginger, and salt. Set aside.

          Cream Butter and Sugars:

            In a large mixing bowl, cream together the softened butter, brown sugar, and granulated sugar until light and fluffy, about 3-4 minutes.

              Incorporate Eggs and Vanilla:

                Add in the eggs one at a time, mixing well after each addition. Stir in the vanilla extract.

                  Add Buttermilk:

                    Mix in half of the dry ingredients, followed by the buttermilk, then the remaining dry ingredients. Mix until just combined.

                      Fold in Apples and Nuts:

                        Gently fold in the diced apples and chopped walnuts or pecans (if using) until evenly distributed throughout the batter.

                          Prepare the Topping:

                            In a small bowl, mix together the granulated sugar, ground cinnamon, and rolled oats. Cut in the cold butter with a fork or pastry cutter until the mixture resembles coarse crumbs.

                              Assemble the Cake:

                                  Bake:
